Our Story

Xagiwa was founded in Birmingham in 2018 by a small group of joiners and interior planners who noticed the same problem in flat after flat across the city: rooms full of furniture that did not fit the way people actually lived. What started as a two-person workshop has grown into a team of 19, working across 9 districts in and around Birmingham. Over eight years we have completed 3,441 jobs for 1,824 clients, and 386 of them have come back to us for a second project once their circumstances changed.

Our work covers 12 distinct services, from built-in storage design to full layout reorganisation for compact flats and terraced houses. Every job starts the same way: a site visit, honest measurements, and a plan drawn up around how the rooms are actually used, not how a showroom suggests they should look.

Mission and Approach

Our mission is straightforward: help people in Birmingham use the space they already have without needing to move house or knock down walls. We focus on practical storage, better room layouts, and furniture arrangements that hold up to daily use, not just how a room photographs on the day it is finished.

What We Value

  • Clear measurements and honest timelines, agreed before any work starts
  • Solutions built around how a household actually functions, not a fixed template
  • Materials and fittings chosen for the specific room, not a standard catalogue package
  • Straightforward communication, with replies to enquiries typically within 8 hours

Why Birmingham Households Choose Xagiwa

Since 2018 our team of 19 has completed 3,441 jobs across 9 districts of Birmingham. Below are the practical reasons clients across these areas call on us for storage planning and room layout work.

On-Site Measurement

Every project starts with a physical survey of the rooms involved. We record wall lengths, ceiling heights and awkward corners by hand, then build the layout plan around the real numbers rather than estimates.

8-Hour Response

Requests submitted through this page typically receive a written reply within 8 hours during business days. This covers an initial assessment of scope and an estimated timeframe for a site visit.

12 Distinct Services

From built-in storage design to small-room reconfiguration, our range covers 12 separate service types. Each one is scoped and priced on its own, so clients pay only for the work they actually need.

Repeat Clients

Out of 1,824 clients served since 2018, 386 have returned for a second project, usually to extend a layout into another room or update storage after a change in household size.

Local Coverage

We currently operate across 9 districts within and around Birmingham, which keeps travel time short and allows us to schedule follow-up visits without long delays between stages.

Written Proposals

Before any work begins, clients receive a written proposal listing materials, fittings and the order of tasks. This document is used as the reference point throughout the project.

Storage-First Planning

Our approach places storage capacity at the centre of the layout rather than treating it as an afterthought, which is particularly relevant in the smaller terraced and flat layouts common across Birmingham.

Direct Installation Team

Fittings and joinery are installed by members of our own 19-person team, not subcontracted out. This keeps communication between the designer and the installer on the same project file.

Eight Years of Records

Founded in 2018, we have eight years of completed project records to draw on when estimating timelines and material quantities for a new layout, which reduces the number of adjustments made mid-project.

Plain-Language Reports

Findings from the site visit and the resulting recommendations are written up in plain terms, without unexplained technical shorthand, so clients can review the plan before agreeing to proceed.

Frequently Asked Questions

Below are answers to questions we receive most often from Birmingham residents about planning and organizing space in flats and houses. If you cannot find what you need, contact us directly and we will reply within 8 hours.

Project length depends on the size of the flat and the number of rooms involved. A single room, such as a bedroom or a home office, usually takes one working day to assess, plan and fit out with storage. A full flat covering a living room, kitchen and two bedrooms typically needs three to five working days, including measuring, ordering fittings and installation. We confirm a schedule after the first visit, so you know exactly when the work will start and finish before any agreement is signed.

Yes. Many properties across Birmingham, particularly older conversions and terraced houses, have sloped ceilings, narrow hallways or box rooms with limited floor area. Our team has handled this type of layout across the 9 districts we currently serve, since 2018. We measure every wall, alcove and door swing before proposing storage or furniture placement, so the final plan fits the actual room rather than a standard template. Awkward corners are usually where the most usable extra space can be found.

The first visit includes a walk-through of the rooms you want to address, a discussion of how the space is currently used, and a review of storage, furniture and any structural limits such as radiators or sockets. We take measurements and photographs, then prepare a written proposal listing recommended changes, estimated timeframe and cost. There is no obligation to proceed after this stage. We typically reply to a first enquiry within 8 hours and can arrange the visit within the same week, depending on availability.

Yes, this is one of our 12 services. Some clients only need existing furniture rearranged, unused items removed and storage reassigned by room, without any building work. In these cases we plan furniture positions based on room flow and daily use, then handle the physical move and setup ourselves. This option suits tenants and short-term residents who cannot alter fixtures. It is usually completed in a single visit and costs less than projects that include custom shelving or joinery.

Every project begins with a written plan covering room layout, proposed storage or furniture changes, materials if joinery is involved, a schedule and a fixed cost. Nothing is ordered or installed until this document is agreed. Since 2018 we have completed 3,441 jobs across Birmingham, and a written plan has been standard practice on all of them. This avoids surprises during installation and gives you a clear reference point if adjustments are needed later.

You can contact us at any point after completion to request adjustments, whether that means reconfiguring a shelving unit or reviewing a layout that no longer suits your routine. Around 386 of our past clients have returned for a second job, often after moving furniture, adding a family member, or changing how a room is used. We treat these as new, smaller projects and follow the same process: a short visit, a written proposal, then the work itself.
