Frequently Asked Questions

Below are answers to common questions from Birmingham residents about planning storage, room layouts and furniture arrangement in flats and houses. If your question is not covered here, contact us directly and we will reply within 8 hours.

A member of our team visits the property and measures every room, noting door swings, window positions, radiators and existing fitted units. We photograph storage areas such as under-stairs cupboards and airing cupboards, since these are often underused. This visit usually takes 60 to 90 minutes depending on the size of the flat. Afterwards we draw a simple floor plan showing what is fixed and what can move, which becomes the basis for any layout proposal.

Both. For rented flats we focus on solutions that do not require drilling into walls or altering fixtures, such as freestanding shelving, modular boxes and furniture that can be moved out at the end of a tenancy. We always ask whether a lease has restrictions before proposing anything permanent, and we can provide a short written note for a landlord or letting agent if one is needed.

We take on projects ranging from studio flats of around 30 square metres to four-bedroom houses. Since 2018 we have completed 3,441 jobs across 9 areas of the city, and a large share of these were one and two-bedroom flats where storage space is limited. The approach differs by size: a studio needs careful zoning of a single room, while a larger house often needs better use of hallways and landings.

Narrow hallways are one of the most common complaints we hear. We look at coat storage, shoe racks and any furniture that juts into the walking path, then suggest slimline alternatives such as wall-mounted hooks or shallow benches with drawers underneath. In some cases moving a single piece of furniture by 20 to 30 centimetres is enough to restore a clear walking line without buying anything new.

A single room, such as a bedroom or kitchen, is usually completed within a day. A full flat with three or four rooms typically takes two to four working days, depending on how much furniture needs to be reassembled or how many built-in units are being fitted. We agree a schedule at the planning stage so you know exactly which rooms will be affected on which day.

No. We work with what is already in the flat wherever possible. During the site visit we identify which pieces will stay in place, which will be repositioned and which no longer fit the plan. If something needs to be removed temporarily, we handle that as part of the job. You are not expected to empty rooms in advance, though clearing personal items like paperwork or valuables from work surfaces is helpful.

Kitchens without a pantry often have unused space above eye level or below the sink. We commonly add pull-out drawers in place of fixed shelving, corner carousels for awkward cabinet corners, and slim vertical racks between the fridge and adjacent units. For flats with very little floor space, we sometimes recommend a narrow trolley on castors that can serve as extra worktop and storage in one.

Our main focus is on planning and rearranging, but we also fit modular shelving and flat-pack storage systems where a room needs something built to size, such as an alcove next to a chimney breast. We do not manufacture bespoke solid-wood furniture from scratch; instead we source suitable modular ranges available in the UK market and adapt them to the exact dimensions of the space.

We ask how often an item is used. Things used daily stay within easy reach, items used monthly go into medium-access storage such as a wardrobe top shelf, and seasonal items like winter coats or camping gear move to less accessible spots such as under-bed boxes or a loft, if one exists. We do not make decisions about disposal on your behalf; we sort items into categories and leave the final choice with you.

Yes, this is one of our more frequent requests. A corner of the living room or bedroom can usually accommodate a small desk if a wardrobe or shelving unit is repositioned to free up a wall. We look at natural light and proximity to power sockets before choosing the spot, and where possible we suggest a desk that folds away or doubles as a console table when not in use.

We start by discussing what is not working in the current layout, whether that is a cluttered hallway, an awkward bedroom shape or a lack of storage. We then walk through the flat together, taking measurements and photographs. By the end of the visit we can usually give a rough idea of what changes are realistic, and within a few days we send a written proposal with a plan and an estimated timeframe.

We currently serve 9 areas across Birmingham and the surrounding suburbs. If you are unsure whether your postcode falls within our coverage, the quickest way to check is to send us a message through the contact page with your address, and we will confirm within 8 hours whether a visit can be arranged.

Shared children's rooms usually benefit from clear zoning, even in a small footprint. We often suggest bunk or loft beds to free up floor area, paired with separate storage units for each child so belongings do not get mixed up. A shared desk with two distinct halves, marked by a shelf divider or a change in surface colour, also helps children feel they each have defined space.

Yes, and this is the case for most of our projects. Reorganising space is primarily about furniture placement, storage choices and how a room is used, not about redecorating. Some clients choose to repaint at the same time because walls are exposed once furniture is moved, but this is entirely optional and does not affect the layout work itself.

If an item genuinely has no place within the flat's storage capacity, we discuss options with you rather than deciding alone. This might mean recommending a local self-storage unit, suggesting the item be passed on through a charity shop or online marketplace, or, in some cases, accepting that the piece stays in a less convenient spot because it has sentimental or practical value that outweighs the inconvenience.

Loft conversions and top-floor flats with sloped ceilings need furniture placed carefully to avoid wasted headroom space. We generally recommend positioning beds, desks and seating under the lowest part of the slope while reserving the tallest area of the room for wardrobes or bookshelves. Custom-cut storage that follows the angle of the roof is another option, though this depends on the exact pitch.

Out of 1,824 clients we have worked with since 2018, 386 have returned for a second job, often after moving to a new flat or deciding to tackle another room such as a garage or loft. Returning clients usually already understand our process, which tends to make the second consultation quicker since we know their preferences from the first project.

Yes, this is a common request, particularly for clients moving into a new rental or recently purchased flat. We ask for the date as early as possible so we can schedule the site visit, planning and any fitting work with enough margin. Where a deadline is tight, we prioritise the rooms that need to be functional first, such as the bedroom and kitchen, and address secondary spaces afterwards.

Yes. Every project includes a simple floor plan showing furniture positions, along with a short written summary of the reasoning behind key decisions, such as why a wardrobe was moved to a particular wall. This document is useful if you later want to make further changes yourself or if you move flats and want to apply similar logic to a new space.

Our 12 services cover areas such as room layout planning, wardrobe and closet reorganisation, kitchen storage improvements, hallway and entryway solutions, children's room planning, home office setup within existing rooms, loft and sloped-ceiling advice, and furniture reassembly after a move. A full breakdown with descriptions is available on our services page, which you can check before booking a consultation.

Our typical reply time is 8 hours during business days. If you send a message on Friday afternoon, expect a response by Monday morning, since we do not operate on Saturdays or Sundays. For urgent enquiries you are welcome to call us directly during business hours, Monday to Friday, 08:30 to 16:30.

Our team of 19 people includes planners who handle the initial assessment and drawing, and fitters who carry out furniture assembly, shelving installation and physical rearrangement on site. Depending on the size of the job, one or two people are usually assigned, and for larger multi-room projects a third team member may join for the fitting days to keep the schedule on track.
